Building upon the successful strategies of its prior Funds, Sterling and American created Sterling American Property IV in April 2002 with a capital commitment of approximately $286 million, including a $31 million commitment by the principals of Sterling and American. SAP IV closed on 34 transactions with equity commitments of $202 million.

  • SAP IV and its co-investors invested a total of $652 million in 34 transactions between 2002 and October 1, 2005. These investments utilized $518 million of debt and $202 million of equity capital. SAP IV contributed $177 million and co-investors contributed $25 million.
  • SAP IV's investment strategy was consistent with its prior funds. It acquired assets with a focus on managing business and financial risks to protect capital, while achieving attractive returns. Investments were primarily in the range of $10 to $100 million (equity and debt).  
  • The aggregate debt to capitalization ratio was approximately 74%.
